You notice a crack running from the corner of a doorframe, or a soft, spongy patch near a window sill, and the first question is always the same: can this be patched, or does the whole section need to come out?

When a Repair Is the Right Call
- Nail pops and hairline cracks — common in homes that have settled over a few heating seasons. A quick patch, sand, and repaint handles it.
- Small holes from doorknobs, shelving, or moving furniture — easily patched with a mesh or adhesive patch and a coat or two of joint compound.
- Cracks along a single seam — often just a taping issue from the original install, not a structural concern.
These are the fastest and least expensive fixes, and in most cases a room can be patched, sanded, primed, and repainted in a single day.
When Replacement Is Actually Cheaper Long-Term
- Water staining, especially yellow-brown rings — if drywall has been wet, even once, it can lose structural integrity even if it looks dry now. Patching over it often means redoing the work in a year.
- Soft or crumbling drywall — a sign of sustained moisture exposure. This is common in basements and around older window flashing in Stockade District and GE Realty Plot homes.
- Bulging or warped sections — the paper facing has separated from the gypsum core. No amount of joint compound fixes this permanently.
- Mold odor or visible spotting — this isn’t a painting problem, it’s a remediation problem, and the affected section needs to come out.
A Quick Local Note
Older homes in Schenectady’s historic neighborhoods often have plaster rather than drywall behind newer skim coats. Plaster cracks differently than drywall and usually responds better to repair than replacement, since removing plaster is a bigger job than removing drywall. If you’re not sure which you have, it’s worth having someone look before you start any DIY patching.

Small patch jobs (nail holes, minor cracks) typically run in the low hundreds including paint touch-up. Full section replacement — cutting out drywall, hanging new sheets, taping, mudding, sanding, priming, and painting to match — costs more but prevents a repeat repair down the line.
